What is an EICR inspection?
EICR stands for Electrical Installations Condition Report and is a document which records the comprehensive inspection and testing of the electrical installations in a building. An EICR must be produced by a professional electrical engineer and is a legal requirement for landlord’s renting out a property. An EICR certificate is valid for five years, so a landlord must carry out an EICR inspection every five years in order to be able to let a property to a tenant (commercial or residential).
There is no specific legal requirement for other commercial or industrial businesses to produce an EICR, but it is recommended to regularly test and inspect the electrical installations of a business to guard against possible damage or deterioration, which can happen over time. Therefore, commercial and domestic properties are advised to undertake an EICR inspection at least every ten years, and this should be more frequent if the nature of the business generates a higher risk of electrical faults.
What does an EICR inspection involve?
Electrical faults can result in electric shocks, equipment that could cause an electrical overload, fire hazards, issues with earthing, bonding and insulation. Producing an EICR document guards against these issues and involves:
- Visual checks – Inspection of visible items such as conductors, cables, cords, accessories, switching devices and fault protection devices
- Testing – Run a series of approved tests in line with legislation on interior items (mains wiring systems and distribution boards) and external items (light fittings, switches and sockets)
- Report – Produce a comprehensive report which details all the tests and confirms where elements of the system have passed or failed tests against legislative criteria. Any defects that have been identified will be listed, along with recommended remedial actions.
An EICR certificate will be issued where all the systems conform with compliance requirements, and where recommended actions are listed, these will be given a C1, C2 or C3 status, which dictates how urgent the work is and what level of risk exists.
